پارک‌ها و فضای سبز شهری جنبه‌های ضروری عملکردهای تفریحی شهری هستند و از اهمیت استراتژیکی زیادی برای بهبود شرایط زیستی جوامع شهری امروزی برخوردارند .اما از آنجاییکه سیاست‌صگذاران کشور در تصمیمات خود همواره بر تحلیل‌صهای هزینه-فایده تکیه می‌صنمایند و این تحلیل‌صها بر مبنای واحدهای کمی و پولی استوار است، لذا، ارزشگذاری اقتصادی پارک‌صها مهم می‌صباشد و تا زمانیکه طرفداران طبیعت و حفاظت از آن نتوانند ارزش این خدمات را بر مبنای واحدهای پولی تعیین نمایند، متأسفانه خدمات مهم پارک‌صها و فضای سبز شهری که عمدتا خارج از نظام بازار هستند، مورد غفلت قرار می‌صگیرند .پارک‌صها و فضاهای سبز در شهرها دارای مزایای اجتماعی، زیست محیطی و اقتصادی می‌صباشند .پارک و مجموعه تفریحی گلستان نوشیروانی یکی از زیباترین مناطق بابل و یکی از بهترین پارک های استان مازندران محسوب می‌صشود .در همین راستا، در این مطالعه ارزش اقتصادی مجموعه تفریحی گلستان نوشیروانی به روش هدونیک با رویکرد قیمت مسکن برآورد شد .برای همین منظور پرسشنامه‌صای برای مشخصات عمده و قیمت معاملاتی ساختمان طراحی گردید .در مرحله بعد این پرسشنامه با استفاده از اطلاعات ساختمان‌صهای فروش رفته در سال‮‭۱۳۹۰‬ ، از طریق نمونه‌صگیری تصادفی طبقه‌صای بنگاه های معاملات مسکن بابل و امیرکلا تکمیل گردید .مهم‌صترین متغیرهایی که در مدل هدونیک مورد استفاده قرار گرفته اند شامل :متغیرهای ساختاری ساختمان، متغیرهای محله و محل) دسترسی به امکانات شهری(، زمان معامله واحد مسکونی، فاصله از مجموعه تفریحی گلستان نوشیروانی و قیمت مسکن می‌صباشد .نتایج تحقیق نشان داد با افزایش فاصله از مجموعه تفریحی گلستان نوشیروانی قیمت مسکن کاهش می‌صیابد .از طریق محاسبه درصد کاهش قیمت یا افزایش قیمت مسکن) در حالت نزدیک شدن به مجموعه تفریحی گلستان نوشیروانی (و در دسترس داشتن متوسط قیمت مسکن، تعداد واحدهای مسکونی، متوسط مساحت زیربنای مسکن و متوسط تعداد طبقات در هر منطقه ارزش اقتصادی مجموعه تفریحی گلستان نوشیروانی برآورد شده است .سایر متغیرهای مهم تأثیرگذار بر قیمت مسکن شامل :قیمت زمین، مساحت زیربنا، تعداد طبقات، تعداد واحد، تعداد اتاق، کیفیت ساختمان، پارکینگ و حیات خلوت می باشد .همچنین برخی از محله‌صها تأثیر مثبت معنی‌صدار به علت دسترسی به مرکز شهر نشان دادند .از بین فصول مختلف، فصل پاییز تأثیر مثبت معنی‌صدار بر قیمت مسکن دارد

cost analysis and this analysis are based on quantitative and monetary units based. Therefore, parks economic valuation is important and while could not determine the value of these services based on monetary units, the important services parks and urban landascape are neglected unfortunately. Parks and landascape in cities have social, environmental and economic benefits. Parks and recreation Noshirvani Golestan set is one of the most beautiful areas of Babol city, and it is considered one of the best parks Mazandaran province. Therefore, in this study, the economic value of recreational Golestan Noshirvani will be estimated by hedonic method with the approach to housing prices. For this purpose a questionnaire for the charachterestics and the trading price of the building was designed. Next, this questionnaire using information from buildings sold in 1390, through a stratified random sampling of housing transactions enterprises was completed in Babol and Amirkola. The most important variables have used in hedonic model were building structural variables, neighborhood variables and local (city access) variables, transaction time bilding unit, distance from Noshirvani Golestan Entertainment Set and house price. The results showed that with increasing distance from the Noshirvani Golestan Entertainment Set housing price declines. By calculating the percent decrease or increase the price of housing prices (in case of approaching the Noshirvani Golestan Entertainment Set) and available in an average home prices, number of residential units, the average housing area and the average number of classes in each region, the economic value of resort complex of Golestan Noshirvani is estimated. Other important variables affecting housing is including land price, home size, number of floors, number of units, number of rooms, quality of buildings, having parking and backyard. Some neighborhoods also have showed significant positive effects due to access the city center. Between different seasons, autumn has significant positive impact on housing prices-Urban parks and landascape are recreation functions essential aspects of urban green space and have a lot of strategic importance for the improvement of living conditions in urban communities today.
